What income do I need to qualify? Tenants are required to have an annual income equal to 40 times the monthly rent. Ex. If the rent is $1,000 a month, an applicant must document no less then $40,000 (40 x $1,000). If the apartment is to be shared, the sum of all applicants income will be considered. Can I use a guarantor? Yes, guarantors must document annual income equal to 80 times the monthly rent. Guarantors must be from the tri-state area. How much is the security deposit? One monthly rent is the standard deposit. Additional security may be required under certain circumstances. Will I earn interest? Security deposits will earn interest subject to bank regulations. If you fulfill all the terms of your lease, the interest will be refunded minus a 1% administrative fee the owner is entitled to. | How long does it take to process an application? An application can be approved and processed within a few hours providing the applicant has the required documentation. What documentation is required?
In some cases, Income Tax returns may be requested What checks do I need at the lease signing? Upon lease signing, you will need certified or bank checks for the first monthly rent and the required security deposit. |

Check your lease to determine whether you need to provide us 30 or 60 days notice of your intent to vacate the premises. Please be sure to provide your address, unit number and move-out date. If you do not receive the e-mail confirmation, please contact the office at (516) 487-9516 during normal business hours.
We are sorry that you are leaving, but we want you to receive as much of your security deposit back as possible. For that to occur, we would like to remind you that you must comply with ALL of the terms of your rental agreement and all obligations imposed by state law in order to receive a full refund of your security deposit. The following detailed information is provided to assist you in receiving a full refund of your deposit. Most importantly, of course, the premises must be left clean, empty of debris and undamaged. Other wise, typical move-out charges may apply.
APARTMENT CONDITION:
“Clean” means that you have cleaned all appliances, inside and out (and underneath and behind), and that the cabinets and closets have been cleaned, the walls are free of dirt and cobwebs and the floors swept and waxed. We also expect that you will use appropriate cleaners in the bathroom and kitchen, dust the ceiling (for cobwebs), baseboards, window sills and clean the inside and outside of windows, if possible.
“Empty of debris” means that all of your personal belongings (including your trash) have been removed from the premises. Please do not leave behind your unwanted personal belongings as it will be necessary to charge you for their removal. Please remember that all burned-out light bulbs must be replaced and you must have working batteries in all smoke detectors, or you will be charged for them
PRE-INSPECTION:
You have the right to have a pre-inspection of your apartment unit to determine what deficiencies or defects may be currently evident in your apartment that might fall outside the realm of reasonable wear and tear. You do not need to be present for this inspection, but this inspection should occur within two weeks of your scheduled departure.
If you would like to make such an appointment, please make your request in writing, by regular mail. If you would like to send us a request by e-mail, please send it to Service@ADRealEstateInc.com and be sure to include “Pre-inspection Appointment” (nothing else) in the subject line of your e-mail. Or you may fax (516) 487-9514 your request. You will be contacted to schedule a mutually acceptable date and time for the pre-inspection. The pre-inspection date and time will be confirmed with you in writing. If acceptable, please provide your e-mail address with your pre-inspection request and we will confirm the pre-inspection appointment by e-mail.
The walkthrough pre-inspection results are not a guarantee that you will not be charged for items not pointed out in the pre-inspection report. In addition to items noted, but not remedied, on the pre-inspection report, you will be responsible for defects and damages that are not readily apparent at the time of the inspection due to furniture, wall hangings (e.g. pictures) or window coverings, necessary final cleaning, or damage done after the pre-inspection.
Prior to vacating, you should advise the office of the date(s) and time(s) you will be moving. This will insure that damage done in the common areas by another tenant, at a time near your move-out, will not be attributed to you, or your movers. In addition, no less than seven days before your scheduled move, you must schedule your final inspection appointment with the office. The final move-out appointment should take place after all your personal belongings have been removed and the unit has been completely cleaned. At the time of the final move-out appointment, the premises will be inspected with you, obvious defects or problems will be noted on the written inspection report. At this time all of your keys must be returned, or you will be charged for them.
Assuming that you have cleaned the apartment and that no damage is done to your unit or the common areas of the building by you, or the individuals who move your belongings upon your vacating, your security deposit (less amounts deducted for legitimate charges) and an itemized accounting of any deductions will be mailed to you within 30 days.APARTMENT SHOWINGS:During the month(s) prior to your vacating, it may be necessary to show your apartment from time to time to prospective residents. We will always attempt to give residents as much notice as possible. However, because it may be necessary on occasion to show apartments without specific advance notice, we will ask in writing when we confirm your notice to vacate, for your permission to allow us to enter without notice on each and every occasion. If you do not agree to this, we will ask that you contact us immediately and advise us as to what type of entry notice would be acceptable to you. An entry notice form, which should be returned to the office as soon as possible, will be enclosed for your convenience. We will always make every effort to balance your need for privacy and the quiet enjoyment of your home against our need and right to rent the unit.
CREDIT REPORTING:
Tthis time, we would also like to remind you that A.D. Real Estate Investors, Inc participates in a national credit reporting service. Information regarding your tenancy, payment history and any other relevant information may be reported to them. You are hereby notified that a negative credit report may be submitted if you fail to fulfill the terms and conditions of your credit obligations.
